Why Pakenham rentals wear differently.

The three-year trap.

Pre-1970 rentals are a different animal.

The Residential Tenancies Act 1997 and the rental minimum standards that took effect on 29 March 2021 require walls, ceilings and joinery to be in good repair and free of mould and damp. What we actually put on a rental.

Rentals want washability over fashion. Our interior painting spec for a tenanted property is not the same as the one we would write for an owner-occupier. Internally we default to a premium low sheen acrylic rather than a flat, because flat looks lovely for eighteen months and then shows every wipe mark in a hallway. Low sheen takes a damp cloth without burnishing, which is exactly what a property manager needs at the next condition report. Ceilings get a dedicated flat ceiling white, trim and doors get a water-based enamel that does not yellow the way old solvent enamel did on north-facing architraves.

Colour: pick one neutral and hold it across the portfolio.
