Paint warranty in Pakenham - what voids it.
The 10-year long-life coating warranty is the headline. The fine print is where most Pakenham homeowners trip up - six common ways the cover gets voided, why the manufacturer audits prep, and what a properly documented prep sequence looks like.
Manufacturer system + MPA workmanship.
What the 10-year cover actually covers.
A long-life coating warranty - Dulux Weathershield, Resene X-200 or Wattyl Solagard, all engineered to AS/NZS 4548 for exterior coatings - covers premature coating failure: flaking, blistering, loss of adhesion or excessive chalking, on the substrate the system was specified for, when the manufacturer-mandated prep sequence was followed. The cover is on the cost of the replacement product, not on the labour to apply it. That’s where the painter’s workmanship warranty kicks in.
As Master Painters Australia (Vic) members we issue a 7-year workmanship warranty on top of the manufacturer’s system cover. Between them you have a fully-stacked 10-year guarantee that includes the labour to re-do any failed section. A painter who isn’t MPA Vic-accredited typically caps workmanship cover at 12 months - which makes the manufacturer warranty almost worthless because the labour to fix it is on you.
Six ways Pakenham homeowners void the cover.
We’ve seen every one of these on call-backs in Cardinia Shire over the last decade. None are obvious from the brochure.
- 1. Pressure-washing too hard in the first 30 days. The coating is still curing. A high-pressure wash within 30 days of application breaks the chemical cross-link and the manufacturer will reject the claim. Use a hose only.
- 2. Harsh solvent cleaners. Mineral turps or aggressive degreasers to clean off a kids’ texta mark or a barbecue grease splash strips the topcoat sheen. Warm soapy water only.
- 3. Garden soil up against rendered walls. Rising damp wicks behind the render and pushes the coating off from the inside. Dulux explicitly excludes this in the Weathershield warranty. Keep soil 50mm below the bottom of the wall.
- 4. Pool chlorine atmosphere too close to coated brickwork. Chlorine gas off-gassed by the pool plant attacks the resin binders. Common in Pakenham estate homes with pools tucked beside the house wall.
- 5. Hard-fixing a pergola or deck against the wall. No expansion gap means thermal movement cracks the coating along the join. We see this on renovations in Heritage Springs and Lakeside.
- 6. Letting small failures spread for years. Most manufacturer warranties require you to report failure within 90 days of noticing it. An annual visual check around the house is what keeps cover alive.
Why the manufacturer audits the prep.
Most exterior coating failures are prep failures, not paint failures. If the substrate moisture is above 16% on the day of application, if the chalked old coating wasn’t fully removed, if the primer was skipped on bare render, or if the recoat happened in temperatures outside the 10-35°C window - the coating will fail no matter how premium the product. Dulux, Resene and Wattyl all reserve the right to inspect the job and ask for the documented prep before paying out. We photograph the prep stages on every long-life-system job in Pakenham specifically so the warranty stands up at the audit.
What a documented prep sequence looks like.
Eight stages, every one photographed, on a typical render or weatherboard exterior repaint in Pakenham.
- High-pressure wash to AS/NZS 2311 cleanliness, no harsh detergents
- Scrape and sand all flaking back to a sound edge
- Moisture-meter the substrate - written reading under 16%
- Rake out hairline render cracks, fill with flexible polymer-modified filler
- Spot-prime any bare substrate with the system-matched primer (Pro-Prep, Sureseal, etc.)
- Full primer coat on render or weatherboard where required
- First finish coat - minimum spread rate per the data sheet
- Second finish coat, minimum 6 hours apart in Pakenham winter temperatures
We hand the homeowner the photo log on completion along with the manufacturer warranty registration. That document is what makes the warranty real instead of theoretical.
The Pakenham climate stress on coatings.
Pakenham sits in a slightly tougher microclimate than the painted advertising suggests. We get the cold wet south-westerlies off Port Phillip in winter, summer UV that runs hotter than central Melbourne, and the freight rail and M1 corridor dust that grits into north-facing walls. Long-life systems like Dulux Weathershield and Resene X-200 are engineered to AS/NZS 4548 to handle exactly those conditions for 10-15 years on a properly-prepped substrate - but only when the spec is right for the wall. Render and weatherboard need different primer systems, and a north-facing wall might warrant the higher-build Solagard rather than the standard Weathershield. Getting the right product on the right wall is what makes the warranty a real number rather than a brochure number.
What we hand over at the end of the job.
On every long-life-system job in Cardinia Shire we deliver three documents on completion. First, the photo log of the eight prep stages, dated and tagged by wall face. Second, the manufacturer warranty registration filed in the homeowner’s name, with the product batch numbers and the date of application. Third, the MPA Vic workmanship warranty signed under the company ABN, with our 7-year cover and the contact details to lodge a claim. Three pieces of paper that together turn a paint job into an asset on the house file. Keep them with your council documents, handy if you sell.
