After 15–20 years the factory colour coat has worn off, leaving porous concrete that soaks up water and grows lichen. We high-pressure clean, replace any cracked tiles, re-bed and re-point the ridge capping, then prime and apply two membrane coats — including heat-reflective options to lower roof-space temperature in summer.

Metal roofs are cleaned, rust spots treated and primed, then coated with a metal-roof membrane in your colour. We never just paint over active rust — it is treated and primed first, or the patch fails within a year.

Our roof process.

1. Inspect: walk the roof, count cracked tiles, check ridge pointing, look for rust and flashing issues. Free quote.
2. Repair: replace broken tiles, re-bed loose ridge caps, re-point cracked mortar, treat rust.
3. Clean: high-pressure clean off lichen, moss and chalk; let dry.
4. Prime: sealer/primer suited to concrete tile or metal — this is what makes the colour coats stick.
5. Coat: two airless-sprayed membrane coats in your colour, gutters and walls masked.

Pricing & a worked example.

Roof painting runs about $40–$60 per square metre — clean, prime and two membrane coats — or roughly $3,500–$7,000 on an average single-storey tiled roof. Re-pointing the ridge line first adds $1,000–$3,000. Worked example: a 2002 Cardinia Lakes concrete-tile roof — high-pressure clean, re-point the full ridge line, prime and two heat-reflective membrane coats — came in at about $5,800.

Roof painting is working-at-heights work. We set up edge protection or harness anchorage to WorkSafe Victoria requirements before anyone goes up, airless-spray for an even coat, and work the roof in sections so wet coatings are never walked on.
