Exterior house painting in Pakenham & Officer.
Render, weatherboard and brick exteriors prepped, repaired and recoated to handle Cardinia’s cold, wet winters and high-UV summers. Crack-bridging membranes on render, scraped-and-primed weatherboard, clean eaves, fascia and gutter-line cut-ins. The big repaint job for Pakenham’s ageing early-2000s estates.
The three Cardinia exterior substrates.
- Render: the dominant finish on early-2000s estate homes. We rake out and fill hairline cracks, then apply a crack-bridging acrylic membrane that flexes with the wall instead of cracking over it. ~$50–$70/m².
- Weatherboard: scrape and sand the bare and peeling areas, prime bare timber, fill splits, then two topcoats of exterior acrylic. The hardest-working surface in a UV summer. ~$50–$65/m².
- Brick: previously-painted brick is cleaned, blown mortar repaired, masonry sealer applied, then two coats of low-sheen acrylic. ~$45–$60/m².
Why Cardinia’s climate matters.
Pakenham swings from frosty single-digit winter mornings to 35C+ UV summer days, with around 700mm of annual rain. That cycle chalks, fades and peels exterior paint faster than a sheltered inner suburb. We paint to AS/NZS 2311: the right primer for each substrate, and topcoats applied only to a dry surface above about 10C. North and west elevations take the worst of the UV, so on a long repaint we spec a tougher product on those walls and recommend recoating exteriors every 7–10 years (sooner on weatherboard).
What a full exterior repaint covers.
- Walls (render, weatherboard or brick) — prep, repair, prime, two coats
- Eaves and soffits — cleaned, sealed, recoated
- Fascia and barge boards — sanded and enamelled
- Gutters and downpipes (if painted), garage door, front door
- Window frames, reveals and exterior trim
Pricing & a worked example.
Exterior repaints run about $45–$70 per square metre of wall area, prepped and two-coated. A single-storey render or weatherboard home is usually $7,000–$15,000; a double-storey $14,000–$28,000. Worked example: a single-storey 2003 Cardinia Lakes rendered home — walls, eaves, fascia, gutters and garage door — came in at about $11,500, including raking and filling hairline render cracks and applying two flexible membrane coats. Access scaffolding or an EWP for double-storey work is quoted separately and managed to WorkSafe Victoria height-safety rules.
Common pitfalls we fix when re-quoting.
- Flat acrylic rolled straight over cracked render — peels within two winters
- Weatherboard painted without scraping the loose, flaking paint first
- Coating a wall still damp from overnight dew — blistering and adhesion failure
- Skipping the masonry sealer on bare brick — patchy soak-in and early fade
