What does interior painting cost in Pakenham?
A useful budget starts with the surfaces being painted, not the floor area. Here are realistic room and whole-house figures, a worked local example, and the scope questions that stop a cheap quote becoming an expensive variation.

These are budgeting bands, including labour, normal consumables and quality trade paint. They are not square-metre promises. Floor area is a poor pricing unit because a 160 m² home with 2.4 m ceilings, few doors and open rooms has much less cutting-in than a 160 m² older home with 3 m ceilings, picture rails, decorative cornice and 14 panelled doors.
When painters use a surface rate for a straightforward empty home, roughly $18 to $35 per m² of paintable wall and ceiling area is a defensible 2026 allowance. That is not $18 to $35 times the floor plan. A site measure must deduct large openings, add ceilings and account separately for trim, doors, repairs and access.
A three-bedroom Lakeside home, line by line
Take a single-storey brick veneer home built in the mid-2000s, with plasterboard walls, 2.4 m ceilings, three bedrooms, two bathrooms and one open kitchen-living zone. The owners are staying elsewhere, the furniture is moved to the garage, and the colour is changing from warm beige to a similar-depth off-white.
- Protection and preparation: $1,300 to $2,000. Floor protection, masking, filling nail holes and settlement cracks, sanding repairs, spot priming and cleaning.
- Ceilings: $1,600 to $2,300. Two coats where required, including cornice. A clean white-on-white ceiling may sometimes cover with one maintenance coat, but that must be agreed before pricing.
- Walls: $3,400 to $4,800. Two coats throughout, with a washable low-sheen acrylic in living areas and bedrooms.
- Doors, frames and skirting: $2,100 to $3,200. Sand, undercoat where needed and two finish coats. Trim is slow because almost every metre is brush work.
The realistic total is $8,400 to $12,300 including GST. Keep the same house occupied, leave heavy furniture in every room and change a deep charcoal feature wall to white, and another $900 to $1,800 is reasonable for handling, daily reset and extra coats. A written fixed-price quote should tell you which end of the range applies before work begins.
Six variables that genuinely change the price
1. Preparation, especially cracks and previous repairs
Fine plasterboard joint cracks and nail pops are common after the first few seasonal cycles in Officer, Cardinia Lakes and newer Pakenham estates. Filling ten small defects is normal prep. Re-taping failed joints across several rooms is plaster repair and may add $600 to $2,000 before painting. A quote should state whether cracks are simply filled or properly opened, taped and set.
2. The colour change and required coat count
Two finish coats are the normal specification under a complete repaint system. Strong red, navy or charcoal going to white can need a high-hiding undercoat or a third finish coat, adding about $250 to $500 to a bedroom and more to an open-plan room. Ask for the number of coats to be written, not described as “as required” with no ceiling on price.
3. Ceilings, doors and wardrobes
These are the common omissions. Painting the walls does not automatically include the ceiling, cornice, skirting, inside of wardrobes, door faces or frames. 4. Height and access
A 2.4 m ceiling is routine. A 5 m stairwell or void needs platform access, more protection and slower cutting-in. WorkSafe Victoria says ladders should be limited to simple, short-duration tasks, and a professional quote should allow a platform or scaffold where the work needs two hands for hours.
5. Whether the home is empty
An empty house lets a crew protect the floor once and move continuously. In an occupied house, each room needs furniture moving, dust control and a daily reset so the family can use the home. 6. Stains, mould and moisture
A water mark cannot be hidden reliably with ordinary ceiling paint. The leak must be repaired, the substrate dried and the mark isolated with a stain-blocking primer. Painting active mould is also not a repair. If the same ceiling patch returns after rain or shower use, diagnose the water source before accepting a cosmetic quote.
How to read an interior painting quote in Victoria
For any value, insist on the exact rooms, surfaces, repair allowance, brand and product line, sheen, colours, coat count, start window, duration, GST status and clean-up. “Paint whole interior” is not a scope. It leaves too much room for one party to assume wardrobes are included while the other assumes they are not.
Victorian rules add another check on larger projects. Consumer Affairs Victoria says a major domestic building contract is generally required when domestic building work exceeds $10,000, but its practitioner search guidance also notes an exemption where the job involves only one trade, such as painting. If a contractor bundles plastering, carpentry and painting into a project above $10,000, ask whether BPC registration and major-contract requirements apply. Do not accept a confident verbal answer when the official practitioner search is available.
Deposit limits for work covered by the domestic building contract regime are 10 per cent below $20,000 and 5 per cent at $20,000 or more. A demand for half the job in cash before materials arrive is a warning sign regardless of the legal category. Pay against clearly described progress, keep variations in writing, and photograph the agreed repair areas before furniture is moved back.
The technical specification should refer to manufacturer instructions and AS/NZS 2311 for the painting of buildings. That does not guarantee craftsmanship by itself, but it creates a shared baseline for surface assessment, preparation and coating compatibility.
